Landlord guide

Your responsibilities as a landlord and how we help you meet them.

Before you let

Get a rental valuation, check your mortgage lender and insurer allow letting, and make sure the property is safe, clean and in good repair.

Safety and compliance

  • Gas Safety Certificate every 12 months
  • Electrical Installation Condition Report at least every 5 years
  • Smoke alarms on every storey and carbon monoxide alarms where required
  • A valid EPC rated E or above
  • Right to Rent checks on every adult occupier
  • Selective licensing where your council requires it

Deposits and paperwork

Deposits must be protected in a government-approved scheme within 30 days, and tenants given the prescribed information, the How to Rent guide, the EPC and the gas certificate at the start of the tenancy.

During the tenancy

Carry out repairs promptly, give at least 24 hours’ notice before visits and keep records. Our managed service handles all of this, including inspections every 6 months with photo reports.

Changes to the law

Lettings law is changing. Our team keeps landlords up to date and adapts our agreements and processes as new rules come in.
